Wawa and Apartment Hearings This Month

The Conshohocken Zoning Hearing Board will conduct a public hearing on Wednesday, January 22nd at 7:00 p.m. at the Washington Fire Company’s banquet room. The hearing will be regarding the proposed Wawa at the old Moore Chevrolet property on the 1100 block of Fayette Street. Below is the text of the petition:

The Petitioner is requesting a Special Exception and Variances from the terms of the Conshohocken Zoning Ordinance Sections 27-703.B.-Change of non-conforming use:27-1202-permitted uses in the RO Zoning District in the alternate;27-2104.21-inclusion of advertisting (sic) on incidental signage;27-2105.A.1-prohibition against animated signage; and 27-2107-2-the number and size of signs permitted in the RO Zoning District. Confirmation and continuation of existing no-conformities (sic) at the site are requested including 27-1205.F- imprervious (sic) coverage 27-1207-Parking in a front yard setback: and the number access points on 1 street. Failing approval of a special exception for change of non-conforming use or in the alternate a variance for the use; the Petioner (sic) challenges the validity of the Ordinance as “unconstitutionally exclusionary’.

The Petitioner proposes to demolish all excisting (sic) buildings at the site and to construct a retail convenience store including food and gas sales; to installation incidental signs with advertising; to install an animated sign for displaying gas prices with adverting; to install on animated sign for displayinggas (sic) prices and to install more then one sign whos (sic) sizes exceed 10 square feet and are externally illuminated. One access point on Fayette Street will be removed and replaced with 2 access drives. An additional access drive will be created on the arry (sic) street side of the property.

The following night (Thursday, January 23rd at 7:00 p.m.), the Conshohocken Zoning Board will continue the public hearing from late 2013 regarding the 600 unit apartment community proposed by O’Neill Properties at 410-433 Washington Street. This hearing will be at Old Borough Hall at West 8th and Fayette Street. Below is the text of that petition:

The Hearing for 410-433 Washington Street is continued from Thursday, December 12, 2013. The Petitioner is appealing the determinations of the Zoning Officer with regardto (sic) compliance with the Zoning Ordinance; requesting interetations (sic) and in the alternate requesting variances to the following sections of the Zoning Ordinance: 27-1504 D 2 and 27-202(open space) 27-15058B (2) and (3) and 27-1511 6C (2) (SETBACK REQUIREMENTS); 27-1506 b (1) (landscaping):27-1508(traffic impacts) 27-1511.4 (unit sizes):7-1511 8 D and E (parking).

Additionally, the Petionier (sic) is requesting an interpretation and in the alternate a variance from 27-2007 1, which permits only one access way on each street on which the property abuts: and 27-2007 L., which requlates the widiths (sic) of drive aisles in parking areas.

The Petioner (sic) proposes to construct a 615 unit mult-family (sic) dwelling which does not conform to the August, 2013 amendments to the Conshohocken Zoning Ordiance (sic) with regard insufficient setback between buildings and internal drives, which lack the features required in the setback and larger surface parking areas than permitted in terms of number of spaces and lenght (sic) of surface area. The Petiitioner (sic) also is request relief from the number of access ways on street frontages and the sizes of drive aisles is parking areas.
