Condos on agenda for Conshohocken’s Planning Commission

On the agenda for the June 10th meeting of Conshohocken’s Planning Commission is a proposal to build a condo community at 450 Colwell Lane in the borough. This is the same warehouse property that has been discussed as a possible sports facility in recent months on MoreThanTheCurve.com.

Last night we spoke to the developer, David Brosso, who shared that the planning for the sports facility is underway. However, he did submit an application regarding a residential use to protect future rights on the property.

As MoreThanTheCurve.com has reported, borough council recently altered the zoning code to remove a residential overlay in the limited industrial zoning district. This area includes portions of Conshohocken along the train tracks and the lower half of Colwell Lane.

The overlay was established in 2010 to encourage the redevelopment of industrial properties into residential uses. Brosso filed this application prior to the repeal so it will be treated as if the overlay is still in effect. This was also the case with the recent approval of a condo community along East Elm Street.

Brosso also shared that he recently received a substantial unsolicited offer on the property connected to the proliferation of Amazon fulfillment centers in the area (one will be on Ridge Pike and one is on Germantown Pike). It was not Amazon itself but would involve a large number of trucks coming and going from the Colwell property. This use would be allowed without any needed approvals.

Brosso shared that he doesn’t intend to sell and looks forward to operating the sports facility.
