Update on where major residential developments stand in Conshohocken and Plymouth Meeting

As the end of 2023 approaches, MoreThanTheCurve.com reviewed where the major residential developments (approved and proposed) stand. In total, the approved residential developments are already poised to bring over 2,000 new residents to the 19428 zip code. Once fully realized, everything from traffic to the Borough of Conshohocken’s political ward system will be impacted.

Apartments

The Birch at 51 Washington (Borough of Conshohocken)

The 304-unit apartment community by LCOR just above the Matsonford Bridge along the river is open and leasing.

Matson Mill (Borough of Conshohocken)

The 276-unit community by High Street Residential is just upriver from The Birch and is open and leasing.

Madison West Elm (Borough of Conshohocken) (pictured at top)

Equus and USAA Real Estate recently celebrated the topping off of Madison West Elm, the 14-story, 348-unit apartment community. According to the developer, construction is on schedule and it is expected to begin pre-leasing in the summer of 2023.

401-433 Washington Street (Borough of Conshohocken and Whitemarsh Township)

This 598-unit apartment community straddles the Conshohocken/Whitemarsh border along the river. This project is approved, but construction has not started.

601 Washington Street (Whitemarsh Township)

This 270-unit apartment community has received preliminary approval from Whitemarsh Township. The developer, 601 Washington Street Associates, now needs to submit an updated plan for final approval.

Parcel 05-00-11856-13-6 (Between 20 Ash Street and 225 Washington Street) (Conshohocken)

Earlier this year, Conshohocken’s Borough Council voted to remove residential uses along the riverfront. Millennium Waterfront Associates II, LP submitted a proposal for 78 residential units on a current parking lot between two office buildings. The issue has been on the agenda in recent months for the borough’s zoning hearing board, however, has been continued each time.

927 to 931 Spring Mill Avenue (Whitemarsh Township)

This 20-unit apartment building is approved, but not yet constructed.

Apartments at the Plymouth Meeting Mall (Plymouth Township)

PREIT, the owner of the Plymouth Meeting Mall, and Keystone Development + Investment, the owner of the vacant office building adjacent to the mall, both sought approval to bring apartment communities to the mall property. PREIT was denied by the Plymouth Township Zoning Hearing Board to construct a 503-unit community. PREIT has appealed this decision. Keystone sought to convert the office building into 150 apartments and earlier this month the township’s zoning agency voted to not recommend a text amendment to the township’s council. Plymouth Township’s Council can still consider the text amendment.

House Developments

RiverPlace (Whitemarsh Township)

Progressive New Homes has approval for 62 townhouses at 901 Washington Street. Construction has not started.

Foundry Way (Borough of Conshohocken)

The former Hale Pump property is being redeveloped by Tyson Homes. Phase one was completed in 2019 and consisted of eight homes along East Seventh Avenue. The land for phase two is currently being cleared. Once completed, phase two will consist of 23 homes that will be a mix of singles, twins, and townhouses.

Corner of East Elm Street and Poplar streets (Borough of Conshohocken)

Craft Custom Homes has the approval to construct 21, two-bedroom townhomes. Construction has not started.

541 East Hector Street (Borough of Conshohocken)

Craft Custom Homes has the approval to construct 12 townhouses. Construction has not started.
