Montgomery County selling 42-acre former quarry property along Conshohocken Road

A couple of weeks ago, we noticed a for-sale sign in front of the former quarry property along Conshohocken Road in Conshohocken (Plymouth Township). The property is owned by Montgomery County. It is adjacent to the Montgomery County Fire Academy.

We were unable to locate a public listing for the property on any commercial real estate website, nor on Binswanger’s website, the commercial real estate company representing the county.

We have learned from sources that Binswanger has released an offering memorandum to parties interested in acquiring it. An offering memorandum provides potential buyers with details such as the property’s financial performance, physical characteristics, tenant details, and market data required to evaluate the investment.

We asked the county about the property, the sale, if it would be listed publicly, and whether it was required to accept the highest bid. Below is the response:

The County selected Binswanger after a competitive RFP process. The site will be listed publicly. Any future use will be dependent on current zoning and Plymouth Township. We are not required to take the highest offer.

The property sits within Plymouth Township’s Heavy Industrial zoning district (similar to the former steel plant).

We will post a public listing once we see one online.
