Almost 17 acres of Karamoor Farm in Whitemarsh proposed for residential development

A sketch plan (view) submitted to Whitemarsh Township outlines a proposal to redevelop approximately 16 acres of Karamoor Farm and a small adjacent parcel off Skippack Pike with 40 single-family homes and 10 twin homes.

The developer, Foxlane Homes, developed the adjacent residential community, Ironstone at Blue Bell by Foxlane Homes, which is at the corner of Butler and Skippack pikes. Argos Associates & Polergodom Group, Ltd. owns the 16 acres, and Gerald and Lane D’Amico own the small parcel. The property falls within the AD-Attached Dwelling and AA-Residential zoning districts.

In addition to the submitted sketch plan, the developer is seeking three modifications or waivers from the Whitemarsh Township Subdivision and Land Development Ordinance.

  • Section 105-31.A – To allow a cul-de-sac with less than the minimum required length (192 ft., where 250 feet is required)
  • Section 116-31.B – To allow a cul-de-sac turnaround with a right-of-way having an outside radius of 39.5 feet where 50 feet is required, and to allow a paved radius of 37.75 where 40 feet is required.
  • Section 105-44.A – To allow unlotted development.

The issue will likely go before the township’s planning commission for a review. It has not yet appeared on an agenda.
