Is Plymouth Meeting ready?
There are changes already underway and proposals likely to come that will transform the western side of Germantown Pike between Plymouth and Walton roads in Plymouth Meeting (Plymouth Township) into a major residential hub.
Monarq at the Plymouth Meeting Mall
Keystone Development + Investment successfully sought to have the zoning code amended to allow the conversion of existing office buildings within the Shopping Center zoning district (which covers the Plymouth Meeting Mall) into apartments by conditional use. It was granted the conditional use and the conversion of the office building adjacent to the mall into 150 apartments is underway
Plymouth Meeting Mall
You probably know about the likely redevelopment of the Plymouth Meeting Mall into a town center with an emphasis on sports facilities. Think fields and courts mixed with restaurants and retail, plus some residential. This announcement from LA Partners created headlines just before the end of 2025.
While the full scale of what LA Partners will propose and how that fits into the current zoning is unknown (as least publicly), current zoning would allow construction of a 275 unit apartment community through the conditional use process (approving the conditional use involves a hearing and a decision by the township’s council).
So consider 275 apartments a minimum, with the potential for more being sought.
The former DoubleTree Suites
On February 17th, MoreThanTheCurve.com reported on the vote by the Plymouth Township’s zoning hearing board to allow the former DoubleTree Suites to be converted into apartments.
This will result in 213 apartments.
Plymouth Meeting Executive Campus
During the recent zoning hearing involving the DoubleTree Suites, it was stated that the new ownership of the Plymouth Meeting Executive Campus is working towards submitting a proposal to the township to redevelop the 22nd acre, five office building property into a mixed-use concept that would include high-end apartments. Nothing has been officially submitted to the township as of yet and what was stated during the hearing was not from a representative of the property owner.
While this campus is adjacent to the mall (across Hickory Road), it is not in the same zoning district. The campus falls within the Planned Office Park Zoning District and apartments are not an allowed use. To construct apartments, the property owner will need to seek zoning relief from the zoning hearing board or seek having the zoning amended to allow for apartments.
For speculation purposes, lets allocate 300 apartments, which is the number most often sought in this area when constructing apartments.
Total Number of Potential Apartments
Based on that information and informed speculation, there will likely be somewhere in the neighborhood of 938 apartments coming on line within the five years to a decade in Plymouth Meeting.
