During a March 3rd meeting, Plymouth Township’s planning agency voted 4-1 to recommend that the township zoning hearing board grant zoning relief to a proposed retail store with gas pumps at 625 West Ridge Pike in Conshohocken (Plymouth Township).
During the presentation, representatives of BET Investments, offered details on how the proposal would alter the Conshohocken Ridge Corporate Center, that currently includes several office buildings near the corner of Ridge Pike and Colwell Lane.
The office park includes three one story office building along West Ridge Pike. The two to the right of the entrance/exit would be demolished to make room for the convenience store and gas pumps. The one to the left, adjacent to the existing Lukoil, that houses an eyecare facility, emergency vet, and a district courthouse, would remain.
The zoning relief brings sought includes a special exception to allow gas pumps and variances involving signage. The convenience store is already permissible within the zoning district and would would include a drive-thru. There will be eight fueling stations.
Members of the planning agency asked about the traffic flow on and off the property. It was stated that nothing would change as to how vehicles currently enter and exit the property from West Ridge Pike and Colwell Lane.
A member of the agency asked whether they could divulge the operator and whether a lease has been signed, it was offered that a lease is still being negotiated and that they could not name the potential tenant.
Agency member Brittany Carosello made a motion to recommend to the zoning hearing board to grant the requested zoning relief. The vote was 4-1 to make the recommendation. George Korkus cast the sole vote against the motion. Following the meeting he offered that he was concerned about traffic on Colwell Lane.
The issue now moves to the zoning hearing board and that hearing is scheduled for March 16th.
