In recent years, developer BET Investments has informally proposed a grocery store (described to fit the model of Trader Joe’s or a Sprouts) with attached apartments at the Conshohocken-Ridge Corporate Center at 625 West Ridge Pike in Conshohocken (Plymouth Township). The store and apartments would have replaced mostly vacant office buildings within the office park. This development would have required zoning relief or changes to permit the residential use within the commercial zoning district.
That proposal was never shown any love from the township, nor the public.
Now, the developer is back and proposing a convenience store with gas pumps within the office park. This proposal does not need the same level of zoning relief.
So, would you like to revisit the grocery store and apartments, or are you happy with the convenience store with gas pumps? We are leaving it as a binary choice, because the office market is not coming back anytime soon, so the under-utilized properties need to find new uses.
