Proposed townhouses along Plymouth Road in Plymouth Meeting on two agendas this week for Plymouth Township

In 2025, Plymouth Township’s council amended the zoning map along Plymouth Road to allow townhouse development at 523–531 Plymouth Road in Plymouth Meeting. The property is currently the Plymouth Ridge Corporate Center, which has seen a reduction in the number of tenants over the a decade.

On the June 1st agenda for Plymouth Township’s council is a presentation by Sal Paone Builder for 159 townhouses at this location. The zoning change adopted by the council allows townhouses through the conditional use process.

This presentation before the council will be an informal first step in the process. The conditional use application will be before the township’s planning commission on June 3rd, which will consider whether to recommend to the council whether to approve the conditional use. The application will then move to the council, which will have to vote on whether to advertise a hearing, hold the hearing, and then vote to approve or deny.

During the meetings in 2025, nearby residents expressed concerns about the development, such as density, traffic and the impact on schools.

Paone’s townhouses were not the first effort to redevelop the property. Concepts have included a larger office building, apartments, a mental health hospital, and a self-storage facility.
