Two on Forbes list of 400 richest Americans have their headquarters in Conshohocken

Forbes recently released its list of the 400 richest Americans for 2024, which includes two billionaires who run their businesses from neighboring buildings on Conshohocken’s riverfront.

Michael Rubin of Fanatics is well known to the Conshohocken community. He grew up in Lafayette Hill and graduated from Plymouth Whitemarsh High School. Since 2011, Rubin has run his sports merchandise empire from the Millennium II office building at 225 Washington Street. He is listed as No. 91 on the Forbes list at $10.6 billion (fourth in Pennsylvania).

A new name on the Forbes list is someone who moved his corporate headquarters from King of Prussia to Conshohocken in 2024. Mitchell Morgan and his family made the Forbes list for the first time and recently moved the family business, Morgan Properties, to Millennium III at 227 Washington Street. Morgan Properties invests in and manages multifamily properties. Before the move to Conshohocken, Morgan Properties purchased the entire Millennium office campus and is Rubin’s landlord. Morgan and his family are ranked 240 on the Forbes list at $5.5 billion (seventh in Pennsylvania).

Both grew up in the local area. As we mentioned, Rubin is from Lafayette Hill. Morgan mentioned during the grand opening of his office that at one point in his youth, his family lived in the Plymouth Park Apartments in Conshohocken (Plymouth Township), and as a young adult, he lived on East 4th Avenue in Conshohocken.
