Two residential development sketch plans were recently submitted to Whitemarsh Township involving properties in the Lafayette Hill and Fort Washington sections of the township. Sketch plans are informal submissions that solicit input from a municipality on a development project.
The first submission is from Coventry CRE for the property at 604-608 Germantown Pike in Lafayette Hill. The property is located between Kerper Road and Mitchell Court. The sketch plan shows 12 townhomes on the 1.7-acre property. Townhomes are permitted by conditional use, which means that if a formal proposal is submitted, the final determination will be made by the board of supervisors. You can view the sketch plan here.
The second sketch plan was submitted by W.B. Homes for the property at 488 Bethlehem Pike in Fort Washington. The property is situated between Fort Hill Drive and the Lafayette Avenue Connector, and is bordered by Sandy Run Creek. The sketch plan shows 17 new townhomes, along with two units that utilize an existing historic dwelling on the property. This property also falls within a zoning district that permits townhomes by conditional use. You can view the sketch plan here.
Both plans will likely be reviewed by the township’s planning commission first. Neither has appeared on an agenda as of September 19th.
