The Philadelphia Business Journal published an article on April 10th that involved the redevelopment of the Franklin Mills Mall in Philadelphia. While that isn’t of much interest to MoreThanTheCurve.com’s readers, the developer involved, Dean Adler, is the same one proposing to redevelop the Plymouth Meeting Mall as a sports-and-activity-driven town center. Adler announced near the end of 2025 that he was in the process of acquiring the Plymouth Meeting Mall.
The article has one paragraph about Adler’s vision for the Plymouth Meeting Mall, and for the first time, there is a specific number of apartments reported.
The plan is similar to Adler’s vision at the Plymouth Meeting Mall, which he’s also under contract to acquire. At the Plymouth Meeting Mall, Adler’s plans call for building 280 residential units while keeping the existing Burlington and Boscov’s department stores and adding a multi-purpose sports field, a pool and an ice-skating rink.
Please note that the mention of Burlington most likely applies to the entire section of the mall that was previously home to Macy’s. The former Macy’s space and Boscov’s, which are the bookends of the mall, are owned by two different entities and have not been mentioned as part of the sale. The former Macy’s space is currently home to Burlington, Michael’s Miller’s Ale House, Dick’s Sporting Goods, and Edge Fitness.
The proposed redevelopment of the Plymouth Meeting Mall has not yet been discussed at a public meeting, nor have any legal notices been issued regarding the approval process. County property records also continue to list PREIT as the owner (however, any sale is likely contingent on obtaining approvals to proceed with the town center concept).
