On September 3rd, MoreThanTheCurve.com reported on a sketch plan that Rockwell Development Group had submitted involving 150 townhouses for 501 Washington Street in Conshohocken (Whitemarsh Township). On September 9th, MoreThanTheCurve.com received an email from a representative of Rockwell stating that there were two mistakes on the submitted sketch plan and that the correct number of homes was 64, not 150. The second correction was that the townhouses are stacked, which the developer believes qualifies it as a multifamily development. We also received a rendering (pictured at the top), a new sketch plan, and a floor plan.

The project does NOT propose 150 units. The proposal is for 64 “stacked-Townhouses” which we believe fit within the definition of Multi-family under the Whitemarsh Township Code. It is anticipated that the product will be very similar to what is under construction at 901 Washington Street.

The property falls between Villanova University’s new rowing center at 601 Washington Street and the condos/apartments currently under construction at 401-433 Washington Street. A very small portion of the property is within the Borough of Conshohocken (impacting approximately three homes).

The two adjacent parcels that make up the property are 4.3 acres and have been owned by Dan Lepore & Sons Realty Associates, LP, since 1995 and 1998. The property is home to Dan Lepore & Sons Company, a family-owned masonry construction, restoration, and historic preservation contractor.

Although the property is zoned heavy industrial, it is also covered by the Transit-Friendly Design Overlay (TDO) District, which Whitemarsh’s board of supervisors adopted in 2024. Its purpose was to encourage residential development near the Spring Mill Train Station, which is within walking distance of this property.

The sketch plan will likely be on the October 8th agenda for Whitemarsh Township’s planning commission, according to the commission’s September agenda.

Rockwell Development Group was founded by Greg Lingo, who previously owned Cornell Homes, which was based in Conshohocken for a time and developed the townhouses along Moorehead Avenue in West Conshohocken.
