Variances sought to redevelop portion of lower Maple Street in Conshohocken

Meeka Properties is seeking zoning relief to redevelop five properties along Maple Street, which will include 16 homes. The properties (more details below) are all owned by the same entity and have been in the same family for several decades. One property is the home of Ram Recycling, a business that sits between the back of the existing homes fronting Maple Street and Haines Silvetti Park.

A hearing for the application will be before Conshohocken’s zoning hearing board on September 15th at 6:30 p.m. The hearing will be held at borough hall.

The five properties involved are (they are marked in the image at the top of the article):

  • 18 Maple Street (05-00-06232-00-9) – Ram Recycling, note that 18 Maple includes a section that extends from the large portion of the property to Maple Street
  • 38 Maple Street (05-00-06196-00-9) – A vacant lot
  • 42 Maple Street (05-00-06192-00-4) – an attached home
  • 44 Maple Street (05-00-06188-00-8) – an attached home
  • 46 Maple Street (05-00-06184-00-3) – an attached corner lot home

Montgomery County property records show that members of the Morello family have owned 18 Maple Street since 1976. The other four properties were acquired over a decade, starting in 1986. In 2024, all of the properties were put under the Meeka Properties, LLC entity. Russell Morello owns and operates Ram Recycling.

While the Borough of Conshohocken has issued the zoning notice, it has not yet released all of the supporting documents (which it usually does a few days prior to the hearing date). The notice outlines eight variances needed to redevelop the properties with new homes.

Based on the variances requested, the property owner is seeking to demolish the three existing nonconforming single-family attached dwellings at 42-46 Maple Street and replace them with three new attached homes. Then there is mention of constructing 12 new single-family attached homes at 18 Maple Street. It is not clear, based on the requested variances, how the 18 Maple Street connection to Maple Street would fit into the development.

The vacant lot at 38 Maple Street is not specifically mentioned in the requested variances. However, the agenda refers to “sixteen (16)-lot total single-family attached and detached residential subdivision and development.” That would leave one detached home for 38 Maple Street. Again, we are basing this on the requested variances and will provide an update when all the information is available.

Please note that we refer to the applicant at Meeka Properties, while the notice used “Mecka Properties.” Montgomery County property records show the name as Meeka.
