Chase is seeking to build a bank at 317 Ridge Pike in Conshohocken (Plymouth Township). On June 2nd, the issue was before Plymouth Township’s Planning Agency, which voted to make a recommendation of approval to Plymouth’s Council.

Chase is proposing to knock down the current building (the longtime home of Kay Lighting) and build a new building and drive-thru ATM. The property would go from 95% impervious coverage to less than 60% (meaning more greenspace).

During the meeting, neighbors on the backside of the property expressed concerns about the pass-through traffic in the neighborhood. They made suggestions such as not allowing a right turn to exit the property onto Harmon Road, allowing a fence higher than 6′, and pushing the bank building further back into the property.

Regarding the fence, a neighbor asked the bank to place an 8′ fence instead of a 6′ fence between their properties. Since the zoning code only allows a 6′ fence, to do so, the bank would need to pay all the costs associated with a zoning hearing, pay a lawyer, etc, etc. with the possibility of it if not being approved in the end. There should be a caveat that allows a commercial property owner and a residential property owner to come to an agreement for a higher fence (within reason) outside of the zoning process.

It will now be up to Plymouth’s Council to make a final decision. The issue will be before the council on Tuesday, June 15th at 7:00 p.m.
