Conshohocken office tower sold for $25 million less than previous sale in 2018

The office building that was long known as Eight Tower Bridge, and more recently 161 Washington Street, the address of the 16-story, 347,000 SF class-A office building, was sold on September 4th for $83,100,000, according to public records. The property was last acquired by American Real Estate Partners (or AREP), which purchased the property for $108 million in 2018.

The recent transaction involved AREP and Blue Water Tower, LLC, which traces back to an address for MS Real Estate Management of Eatonville, NJ. It is not clear whether MS Real Estate Management purchased the building or is handling it on behalf of a client. We were unable to locate a phone number for MS Real Estate, and the email address on their website bounced back.

According to a source within the local commercial real estate business, the building has a vacancy rate of less than 10%.

The building was originally developed by the Oliver Tyrone Pulver Corporation and was constructed in 2002.
