Developer makes second presentation on grocery store with apartments above in Conshohocken

During a June 3rd meeting of Plymouth Township’s council, developer BET Investments made a second presentation regarding the partial redevelopment of the Conshohocken Ridge Corporate Center located at 625 Ridge Pike in Conshohocken (Plymouth Township). The office park sits behind the Lukoil near the five-points intersection of Ridge Pike, Colwell Lane, Chemical Road, North Lane. The office park has entrances and exits off Colwell Lane and Ridge Pike.

During the initial presentation in February, a representative of the developer outlined that three of the six office buildings on the property would be removed and replaced with retail space and 200 apartments above (103 one bedroom/93 two bedroom). The majority of the retail would likely be utilized by a high end grocery store that was described as being known for its own label and people loving having in their community.

In February, the developer was asked by members of council about including more affordable units and the developer committed to study how to include a portion of the units at a reduced rate. In the June meeting, the developer proposed to allocate 10% of the units at a 15% discount and target those units for professions that serve the community such as police officers, firefighters, other first responders, etc.

The next step would be for the developer, if it choses, to propose a text amendment to change the township’s zoning code to allow the retail and apartments to move forward. If a text amendment is proposed, the township’s council would then decide whether to consider it for adoption.
