Mixed-use development approved for former Exxon property in Conshohocken

On Monday, October 18th, Conshohocken’s Zoning Hearing Board voted to grant zoning relief sought by CGEM, LLC, owner of 701 Fayette Street in Conshohocken. The property is the former home of an Exxon station.

The big question was whether the proposal to redevelop the property with a building with ground-floor retail and apartments above could satisfy parking requirements.

The developer decreased the number of apartments from 10 to nine. It was also determined the parking requirement for the retail portion was based on an older plan. Once the developer reduced the number of units and the retail number was recalculated, the plan met the requirement.

The relief approved involved dimensional standards such as setbacks from the sidewalk.
