Quaker-Houghton moving headquarters and lab from Conshohocken to Radnor

A company that was founded in Conshohocken (Whitemarsh Township) in the early 1900s is preparing to move its headquarters and lab to the 250 Radnor building at 250 King of Prussia Road in Radnor. Quaker Houghton, which is “the global leader in industrial process fluids and specialty lubricants,” has been located at East Elm and Lee streets since it was founded in 1918 as the Quaker Oil Products Corporation. The official address today is 901 East Hector Street.

On June 23rd, 122,357 square feet of office space at the Quaker Park campus was offered for lease. This is not the entire campus, as other tenants make their home there. Quaker Park is owned by an entity associated with Wilmington-based developer Buccini Pollin Group, which acquired the property in 2005.

While Quaker Houghton has not publicly announced (that we can find) that its headquarters is moving, we confirmed this by finding references regarding the new lease in company and commercial real estate reports. An inquiry to the company about the move went unanswered.

One such reference is a footnote in a document filed with the United States Securities and Exchange Commission at the end of 2025, which states that the purpose of a lease the company has entered into is for “the purpose of relocating its global headquarters.” From the document:

During the year ended December 31, 2024, the Company entered into a new lease agreement for office and laboratory space in Radnor, PA for the purpose of relocating its global headquarters. The lease for one portion of the laboratory space is expected to commence in the second quarter of 2026. The lease for the remaining portions of laboratory and office space is expected to commence upon the completion of the lessor owned leasehold improvements, which is expected to be in the second half of 2026. The lease agreement for the office and laboratory space is expected to expire during 2041. The cumulative future lease commitment for laboratory and office space is $79.7 million. The future lease commitments relating to this lease were not included in the lease liabilities balance as of December 31, 2025.

In a 2024 fourth-quarter report from commercial real estate broker Newmark, it states that one of the biggest tenant deals of the year was Quaker Houghton’s lease in Radnor (see page 2 under major transactions).

Brandywine Realty Trust, the owner of 250 Radnor, the life science and office building at 250 King of Prussia Road, announced a major tenant for the building in November 2024 but did not disclose the name. In the release, it stated, “the execution of a 119,000-square-foot lease with a global leader in industrial solutions at 250 Radnor, bringing the building to 100% leased. This milestone reinforces 250 Radnor’s position as a premier life science and office destination within one of the most dynamic submarkets in the country.”

The Buccini Pollin Group is also currently going through the approval process in Whitemarsh Township to redevelop a portion of the Quaker Park property with an apartment building (with a small amount of retail) and townhouses.
