A developer is seeking a 12-month extension of zoning variances originally granted in 2021 to permit a four-story multi-family building with 21 units and a parking garage at 261-263 East Elm Street in Conshohocken within the Floodplain Conservation District. The developer, Maximum Craft (previously Craft Custom Homes), received a two-year extension in 2023, which is set to expire. The requested extension would last through July 19, 2026.
The commercial property, which is at the intersection of East Elm and Poplar streets, is currently home to Prime Intensity Training, Patch & Paint Pros, and others.
When obtaining approvals, the units were described as condos, constructed like townhouses. The 21 units would each have two bedrooms.
Following the pandemic, this type of extension became a very common request as projects were delayed for a variety of reasons, notably cost and availability of construction materials.
