Where does riverfront development in Conshohocken stand at the end of 2024

It was a busy year on the Conshohocken riverfront. Everything from townhouses to a boathouse, to office buildings, and, apartments were on agendas in the Borough of Conshohocken and Whitemarsh Township, which share a border between the two train stations.

In 2024, The River Place Townhomes were under construction and selling quickly at 901 Washington Street (Whitemarsh Township). Just downriver, David’s Bridal filed and exited bankruptcy in 2023 and decided to sell its corporate headquarters at 1001 Washington Street (Whitemarsh Township). The property was sold to High Top Development, which initially proposed a mix of apartments and townhouses (in late 2023), but eventually was approved for 49 townhouses in 2024. Construction has not yet begun.

Also, on the Whitemarsh side of the border, Villanova University continued to move forward with plans for a rowing center at 601 Washington Street. It is expected to start construction in 2025 and open in 2026.

Whitemarsh Township also amended its zoning code to encourage density and a mix of uses in the riverfront area, along a portion of East Hector Street and up East North Lane.

Stradling the border of Whitemarsh Township and the Borough of Conshohocken at 401-433 Washington Street, KRE Acquisition Corp. and the Pulte Group have started construction on a mix of condos and apartments that will total 481 units.

On the Borough of Conshohocken end of the riverfront, SEPTA continued to work towards redeveloping into apartments and a parking garage at a property it owns at 101 Washington Street near the train station. While Conshohocken’s Borough Council backed off its initial emphatic stance that no new apartments would be built, it signed an agreement with SEPTA that stated that while the borough council would not amend its zoning code to allow apartments, SEPTA could choose to seek zoning relief from the borough’s zoning hearing board. Currently, SEPTA is obligated to create a surface parking lot on the property.

Morgan Properties is seeking to construct two office buildings and parking garages adjacent to Millennium I, II, and III, which it purchased in recent years and moved its headquarters to in 2024. The zoning hearings for the project have been continued, and the application has not yet been heard.

Millennium Waterfront Associates II, LP, associated with Brian O’Neill, is seeking to build a four-story apartment building with 79 units on property that has long served as a parking lot at Millennium 1. This developer initially appealed a decision from the borough on whether residential development was allowed by right in the SP-2 zoning district and won the right to appeal. The appeal then started but hasn’t moved forward to a determination. It is still in the courts.
