Two painted wall signs on agenda for Conshohocken’s zoning hearing board

Two restaurants preparing to open, Neos Americana and Pop’s Steaks, are seeking zoning relief to allow painted wall signs that go beyond what is permitted. Both sit on corner properties and face two streets. The hearings are scheduled for October 20th at 6:30 p.m.

Neos Americana, a new restaurant replacing Daniel’s at 16 East 1st Avenue, is requesting that the zoning hearing board permit two signs to face East 1st Avenue, when only one is permitted, and to expand the size allowed. The request reads:

The petitioners are seeking a Variance from Sections §27-2108.A&B and §27-2108.1.2 to permit an additional 37.33 SF parallel wall sign and a 6.60 SF painted wall sign, both facing East 1st Avenue whereas only one (1) sign for each side of a building facing a street or parking lot for any one lot is permitted, and whereas the maximum area of a parallel wall sign shall be 35 SF, or 25% of the area of the wall, whichever is less.

Pop’s Steaks, which is filling the space at 101 Fayette Street that was most recently home to Donut House, has already painted a sign facing Fayette Street, and now needs approval for what it has already added. The top image shows the painted wall sign. The steak shop needs approval to have a second sign (there is an existing one above the window) and for the size of the painted sign. The request reads:

The petitioner is seeking a Variance from Sections §27-2108.A&B and §27-2108.1.2 to permit an additional 165 SF painted wall sign facing Fayette Street whereas only one (1) sign for each side of a building facing a street or parking lot for any one lot is permitted, and whereas the maximum area of a painted wall sign shall be 35 SF, or 25% of the area of the wall, whichever is less.

The hearings will take place at the borough hall at 400 Fayette Street.
