Corporate headquarters of David’s Bridal on Conshohocken’s riverfront listed for sale

The corporate headquarters of David’s Bridal, located at 1001 Washington Street in the Conshohocken section of Whitemarsh Township, has been listed for sale by Jones Lang LaSalle Americas. David’s Bridal is currently going through Chapter 11 bankruptcy and recent news on the company has it selling off leases to dozens of its stores and warehouses, along with having a potential buyer.

The headquarters, which is located between the railroad tracks and the Schuylkill River adjacent to the Spring Mill Train Station, has been a topic locally due to its proximity to the railroad tracks, which prevents the opening of Washington Street to two-way traffic if and when Washington Street is extended to Lee Street. Washington Street currently deadends near the Borough of Conshohocken border with Whitemarsh.

The effort to extend Washington Street to Lee Street has been underway for several years (and wanted for longer than that) as it would provide an additional crossing over the railroad tracks. In recent years, the township has approved a 62-unit townhouse community along the riverfront and a 598-unit apartment building that straddles the border with the Borough of Conshohocken. Without the crossing at Lee Street, anyone entering the riverfront must utilize one of the crossings in the Borough of Conshohocken.

In 2022, the Whitemarsh Spring Mill Multi-Modal and Land Use Study commissioned by Whitemarsh Township recommended that Washington Street be extended to Lee Street and that the township seek to purchase the David’s Bridal property or come to an agreement with David’s Bridal to reduce the size of its building nearest the tracks.

This image shows where the building is too close to the tracks to allow for two-way traffic.

Last week, MoreThanTheCureve.com reported that there is a draft ordinance to add an extension of Washington Street in front of the David’s Bridal building to the township’s map.

The real estate listing is presenting the property as a redevelopment opportunity for multi-family or mixed-use. From the listing:

The Property is being offered vacant, presenting a rare opportunity for a user or an investor to acquire a unique property in the highly desirable location of Conshohocken, with the opportunity to add value through the repositioning of the existing property or redeveloping the property into multi-family or mixed-use. The Property is currently zoned HVY – Heavy Industrial District and located in the Riverfront Development Overlay District (RDD) which offers zoning allowances for residential, commercial, and heavy industrial uses, making it an incredibly versatile canvas for development to contribute to The Riverfront Plan. The Property sits on a prime 3.69 acre parcel along the Schuylkill River with an exceptional combination of access to public transportation (immediately adjacent to the property), infrastructure, population density, retail amenities, and major thoroughfares such as I-476 and the Pennsylvania Turnpike. The building currently totals 74,078 square feet with an adjacent two-story structured parking garage (237 Spaces).

The listing does not include a price. In 2020, the property sold for $7,275,000.

More to come.
